81 Prince Street, LLC has applied to the Board of Appeal for a change of occupancy from four apartments and one store to five apartments. The ground floor commercial space will be renovated and converted to a 2-bedroom residential unit extending into the basement. A new roof deck will be constructed over an existing ell in the rear of the property. The property is located in a Multifamily Residential/Local Services Subdistrict of the North End Neighborhood Zoning District. Violations arise under Article 54 of the Boston Zoning Code, Section 10 (floor area ratio excessive and rear yard insufficient), and Section 21 (off-street parking insufficient). The applicant advises that the existing floor area ratio is 3.82 and the proposed is 3.89. The floor area ratio applicable throughout the district is 3.0.
